In 2025, ALTEO Investment Management acted as asset manager for the transport and logistics group De Rijke, in order to structure the financing of a premium logistics asset located in Saint‑Aubin‑sur‑Gaillon (Eure).
In this context, ALTEO IM structured the investment equity, bringing together Virtuo Industrial Property and private investors.

The bank financing was provided by Caisse d’Épargne Normandie (Jean‑Baptiste Sobry).

The disposal of the warehouse was subsequently completed with Savills Investment Management, acting on behalf of a German pension fund, in line with the strategy defined at the outset of the transaction.

A strategic and sustainable logistics asset

Located between Paris and Le Havre, in the immediate vicinity of the A13 motorway, the warehouse benefits from a prime logistics location within one of Europe’s key transport corridors.

With a total floor area of 22,550 sq. m, the building is fully leased to the logistics operator De Rijke under a long‑term lease, providing immediate rental security.

The asset is underpinned by a high‑standard environmental approach and notably incorporates:

  • an intelligent building management system,
  • high‑performance LED lighting,
  • reversible heat pumps,
  • electric vehicle charging stations,
  • a rooftop photovoltaic power plant, operated by a specialised provider.

The building is BREEAM Excellent certified.

The acquisition of this modern and sustainable logistics asset illustrates our strategy of targeted investments in high‑quality properties located in strategic locations. France remains a particularly attractive market for logistics investment, driven by strong demand for well‑located and energy‑efficient space. With this acquisition, we are adding a new asset to our portfolio, at the heart of one of Europe’s most dynamic logistics markets.
